What a real estate radon test looks like

The process is straightforward. Here is what happens from start to finish.

Schedule

Contact SafeAir by phone or through the contact form. Same-day scheduling is available in most of our service area. Once you book, SafeAir contacts the listing agent directly to coordinate property access.

Closed-house conditions

For accurate results, the home must be in closed-house conditions for at least 12 hours before the test begins — all windows and doors closed, HVAC at normal operation. This is the seller's or listing agent's responsibility; SafeAir provides written instructions to share with the listing side.

Device placement

A SafeAir inspector places a certified electret ion chamber device at the lowest livable level of the home. The device runs for 48 hours.

Device retrieval

SafeAir returns after 48 hours to retrieve the device. Retrieval access is again coordinated with the listing agent.

Lab analysis

The device goes directly to an accredited laboratory. Results are typically returned approximately 48 hours after the lab receives the device.

Certified result

A written report in pCi/L is delivered to whoever needs it: the buyer, their agent, the seller's attorney, the title company. You name it.

UNDERSTANDING THE NUMBER

How to read your radon result

Radon results are reported in picocuries per liter of air (pCi/L). Here is what those numbers mean in plain terms.
Below 2.0 pCi/L

Well below both the EPA and WHO reference levels. No action required.

2.0 – 4.0 pCi/L
Below the EPA action level of 4.0 but above the WHO reference of 2.7. Mitigation is not required, but some buyers choose to negotiate for it. A personal decision.
4.0 or above pCi/L
The EPA action level. Mitigation is recommended. In a transaction this typically opens negotiation: a seller credit, seller-completed mitigation before closing, or as-is acceptance.

“Action level” is not a legal barrier to closing. It is a data point that informs negotiation. The parties decide what to do with it.

IF THE RESULT IS ELEVATED

What happens next

An elevated result does not end the deal. It gives the buyer information, and information has value at the negotiating table.

Radon mitigation in a Georgia residential transaction typically costs between $800 and $2,500 depending on the home’s foundation type and size. That is a known, bounded number. Buyers and their agents generally handle elevated results in one of three ways: request that the seller complete mitigation before closing, request a closing credit in an agreed amount, or accept the property as-is and schedule mitigation after purchase.

SafeAir’s scope ends at the certified result. We do not recommend specific mitigation contractors. We have no financial relationship with any mitigation company. We do not benefit from what the result says.

The result gives you leverage. What you do with it is your decision.

How fast can I get a radon test before closing?

In most of our service area, SafeAir can schedule same-day. The device runs 48 hours, then goes to an accredited lab for approximately 48 hours of analysis. Plan for 4 to 5 days from scheduling to certified result when closed-house conditions are maintained from the start. Scheduling early in your contingency window is the single biggest factor.

Does the seller have to leave during the test?

No. The seller does not need to vacate during the 48-hour period. They do need to maintain closed-house conditions: windows and doors closed, HVAC at normal operation. Normal activity inside is fine. SafeAir provides written instructions to share with the listing side beforehand.

Can the result be used in closing documents?

Yes. SafeAir delivers a written certified report in pCi/L appropriate for transaction files, attorney review, or lender documentation. It identifies the testing company, the device used, the lab that analyzed it, and the result — a formal document, not a summary email.

What if there isn't enough time for a 48-hour test before my contingency closes?

Contact SafeAir immediately and explain the timeline. In some situations there are options, including negotiating a brief contingency extension. A shortened or improperly conditioned test is not reliable, and SafeAir will tell you that directly rather than run a test that cannot be trusted.
